Finally, the relief we’ve been waiting for is here. Here is everything Haddon Township and South Jersey seniors need to know about cutting their property tax bill in 2026.


If you live in South Jersey, you know the reality: We have beautiful communities, great schools, and... well, some of the highest property taxes in the country.


For years, I’ve sat at kitchen tables in Voorhees, Marlton, and Haddon Township with seniors who love their homes but feel pushed out by rising costs. I’ve heard the same story over and over: "Rachel, I want to stay, but the taxes are eating into my retirement."


Well, 2026 brings some incredible news. The long-awaited ‘Stay NJ program’ is officially rolling out, and it is a game-changer for our senior community.

What is the Stay NJ Program?

Passed by the legislature with the goal of keeping seniors in their homes, Stay NJ is designed to cut property tax bills significantly for eligible residents.


Unlike previous small rebates, this program is substantial.

The Benefit: It provides a tax credit of 50% of your annual property tax bill.

The Cap: The benefit is capped at $6,500 per year.


For a homeowner in Cherry Hill or Haddonfield paying $12,000 a year in taxes, this could mean $6,000 back in your pocket. That is real money that can go toward home maintenance, healthcare, or spoiling the grandkids.

Who is Eligible in 2026?

To qualify for the Stay NJ benefit this year, you generally must meet these three criteria:

Age: You must be 65 or older by the end of the tax year.

Residency: You must own and live in your home as your primary residence. (Sorry, shore houses and investment properties don't count!)

Income: The income limit is generous, most households earning under $500,000 annually are eligible.


Stay NJ vs. ANCHOR vs. Senior Freeze: What’s the Difference?

This is where it gets confusing. New Jersey now has three major tax relief programs. Yes, you should look into all of them!


ANCHOR: This is the rebate check many of you received last year. It is based on income and residency but is generally a smaller, fixed amount.

Senior Freeze: This program "freezes" your tax rate so it doesn't go up, reimbursing you for any increases imposed by your town.

Stay NJ: This is the new, big 50% credit.


Tip: The state has streamlined the application process for 2026 so that applying for one often checks your eligibility for the others, but always double-check your status on the NJ Division of Taxation website.


Does This Change Your Real Estate Plans?

For many of my clients, this program is the lifeline they needed to age in place comfortably. If you were thinking of selling solely because of taxes, you might now have the breathing room to stay in the home you love.


However, taxes aren't the only reason to move. You might still consider downsizing if:

Maintenance is Overwhelming: A 50% tax credit won't fix a leaky roof or take care of a large yard that has become unmanageable.

Accessibility is Crucial: If stairs or multi-level living are a safety concern, downsizing to a rancher or accessible condo is often the priority.

You want to capitalize on equity:  Home values in South Jersey remain historically high. Selling now allows you to capitalize on that equity, fund your retirement, and buy a low-maintenance home outright.
