ABOUT
RACHEL ROMANO
I have lived in Voorhees and been an active member of the South Jersey business community for over years. My professional background is a bit of a hybrid. I started mortgage industry in 1996, which gave me a comprehensive perspective on the financial layers of a transaction. In 2011, I transitioned that experience into full-time real estate, and I currently serve as an agent with REAL.

FOR BUYERS

How do I know what I can actually afford?
Before we look at a single house, you need a pre-approval letter from a lender (not just a pre-qualification). This tells you a real number based on your income, debt, and credit, and it makes your offers credible. Then, I can help you understand what that number actually means for your monthly payment, not just the purchase price.
How long does the buying process take?
What are closing costs, and who pays them?
Do I need a home inspection?
Should I sell my current home before buying?
What happens if my offer gets rejected?

FOR SELLERS

How do you determine the right listing price?
I run a comparative market analysis using recent sales of comparable homes in your area (same size, condition, and neighborhood, etc.). We're not pricing based on what you paid, what you need, or what Zillow says. We're pricing based on what buyers are actually paying right now in your market. Pricing it right from day one matters far more than people realize.
What should I do to prepare my home before listing?
How long will it take to sell?
What are your marketing strategies for my home?
How do I evaluate multiple offers?
What if my home doesn't appraise at the sale price?
