There's 1 bathroom, nothing fancy, but fits the scene well, along with a covered porch perfect for lounging. The interior nautical theme is well orchestrated. The cabin is serviced by a newer well and almost new septic system. The septic system is fully approved by the Burlington County Health Department. But here's the bonus. If the cabin was not your thing... this dwelling can be demolished in favor of a 3 level, 1000 square foot per level, brand new house! So we're talking about a 3,000 square house over looking Bull Creek! There are a few options: if you use the existing footprint, a home can be built up, to 3 stories tall, (3 squares of 1,000') on the existing footprint of the current cabin. Or, if you pushed the house footprint back 50' a home with a larger footprint can be built. The best thing is that either way the septic is already built to accommodate the load. On hand we have an elevation survey. It looks like the cabin is 9.5 feet above mean high water. It's unlikely that mandatory flood insurance is necessary. Do your own due diligence. Also we have a Pinelands certificate of filing which simply means they already have a file started on the property. Optional, there's also Freshwater Wetland General Permit which would allow 135' of bulkhead to be installed in proximity of the dock. This permit must be renewed every 5 years if not acted upon. There's approximately 3+ years left on the current permit, all transferable to the new owner. This is an entertainers or artists dream property.
